NINE ELMS, BATTERSEA, LONDON
CUSTOM SOLUTION
100% COMPLIANT
FUTURE-PROOF
High-Density Infrastructure Deployment
Located within London’s major regeneration zone, Nine Elms brings together a mix of high-density residential, commercial and mixed-use development.
As part of the drive to meet future-proofing and sustainability requirements, the installation of electric vehicle (EV) charging infrastructure was identified early as a strategic priority.
Our client engaged Sevadis to supply and implement a turnkey EV charging solution for the residential component of the Nine Elms development.
This installation aimed to satisfy developer, occupier and regulatory demand-drivers – notably London’s evolving policy framework around electric mobility and the expectation of embedded infrastructure within new builds.
Scalable Load-Managed Charging
Deliver overnight charging for residents: The primary use-case was residential parking bays where EV owners would charge overnight, so the solution needed robust reliability and user-friendly operation.
Manage power demand and infrastructure readiness: Tenants, visitor parking and general parking zones required a scalable solution with dynamic load management to avoid costly sub-station upgrades or supply constraints.
Align with regulatory and planning obligations: Compliance with emerging regulation (including provisions in the wider Nine Elms infrastructure study indicating thousands of EV parking spaces forecast) was key.
Future-proof and enhance asset value: The developer sought to add tangible value to the residential offering (EV-ready homes) to meet occupier expectations and stand out in a competitive London market.
Integrated Dynamic Load Balancing
Working closely with the developer and site contractors, Sevadis engineered and deployed a structured EV charging scheme:
- A tailored specification of Sevadis MaxiCharger AC units (ranging from 7.4 kW up to 22 kW as required) deployed throughout the residential parking areas.
- Installation of a centralised back-office system for load-balancing, usage monitoring and billing/occupier-profile management. The dynamic load-management feature ensured that the aggregate charging load remained within available supply without triggering costly electrical upgrades.
- Occupier-facing signage, hand-over documentation and training for the building management team. This ensured minimal friction when residents began using the chargers.
- Wiring, metering and civil works integrated at construction-phase to minimise retrofit cost and avoid post-handover disruption.
By fully understanding our clients needs and goals, we are able to provide a bespoke solution that met not only their requirements but also those of the residents.
Compliance, Efficiency, Future-Proofing
Resident convenience & asset uplift: Residents gained accessible and dedicated charging points which enhance convenience and align with rising EV-ownership patterns in London.
Developer risk mitigation: The solution enabled the development team to demonstrate compliance with regulatory expectations and planning conditions around EV infrastructure, reducing the risk of non-compliance.
Operational efficiency: The dynamic load management ensured supply-side stability and protects the development from peaks and overloads, thereby controlling ongoing operational cost.
Scalability for future growth: The specification allows for additional chargers or higher-power units if demand grows, protecting the asset from obsolescence.
Early Integration & Smart Management
- Early integration of EV charging infrastructure greatly reduced cost and disruption compared with retrofit approaches.
- Load-management capabilities was critical in high-density developments: without them, the number of chargers could be severely constrained by tenant parking bay counts and the available electrical capacity.
- Developer/installer coordination was paramount: aligning civil, electrical and parking-layout teams ahead of final fit-out ensures that the charging infrastructure is seamlessly embedded.
- Ongoing monitoring and usage data enable the operator (or building management) optimises tariffing models, charger availability and maintenance protocols.
Turnkey Solutions for Complex Developments
The Nine Elms residential EV-charging scheme demonstrates how a forward-looking development can embed high-quality EV infrastructure in a high-density London context.
By partnering with Sevadis, the developer achieved a future-proof, scalable, occupier-friendly charging facility that enhances building appeal, satisfies regulatory obligations and manages power demand intelligently.
